Overview

1611 West Division, Chicago: A Landmark in Transit-Oriented Urban Living

Introduction to 1611 West Division

Situated at a vibrant intersection where West Division Street, North Milwaukee Avenue, and North Ashland Avenue converge, 1611 West Division is a noteworthy apartment complex anchoring Chicago’s Wicker Park and East Ukrainian Village neighborhoods. This 11-story, 125,000 square-foot building is distinguished not only by its striking architectural design but also by its pioneering role as Chicago’s first Transit-Oriented Development (TOD), underscoring a future-oriented approach to urban living that prioritizes connectivity, sustainability, and community engagement.

Innovative Design and Architecture

Designed by Wheeler Kearns Architects, 1611 West Division embodies a fluidity of movement that reflects its dynamic urban environment. The building’s façade is composed of folded, staggered panels of metal and glass, which catch natural light and lend each apartment a unique character. This design strategy serves the dual purpose of maximizing insulation in bedrooms and enhancing natural daylight in living spaces, resulting in energy-efficient residences with expansive city views. The multi-faceted appearance of the structure acts as a graphic urban landmark, enriching the visual character of the neighborhood.

The building's exterior is further complemented by a large-scale public art installation titled “Scorza” by Antonia Contro, which metaphorically acts as the building’s skin. This 92-foot by 27-foot digital print creates a striking contrast between organic textures and the building's technical metal and glass surfaces, fostering a cultural dialogue within the neighborhood.

Transit-Oriented Development and Sustainability

At just 300 feet from the Blue Line train entrance and near the Polonia Triangle, 1611 West Division has been designed to integrate seamlessly with public transit, aiming to reduce traffic congestion and promote environmental sustainability. The development offers zero resident parking as part of its commitment to encouraging mass transit, bicycling, and pedestrian movement. This alignment with Transit-Oriented Development principles reflects a commitment to smart urban growth, which has been recognized with a ULI Vision Award for “Smart TOD”.

Contemporary Interiors and Amenities

Apartments in 1611 West Division feature creative floor plans, ranging from clever convertibles to spacious two-bedroom layouts, tailored to maximize comfort and efficient use of space. Interiors boast contemporary finishes and expansive 10-foot-high ceilings, creating a sense of openness and style. Residents benefit from in-unit gas washers and dryers, high-speed internet, and utilities-ready for modern cable and entertainment services.

Building amenities further enhance the living experience with a fitness center, outdoor spaces, a bike room, business and event rooms, rooftop decks, and elevators. The inclusion of Peloton bikes and dry cleaning services reflects a focus on active, convenient city living. Additional conveniences like storage rooms and grills serve residents’ lifestyle needs.

Neighborhood and Lifestyle

Located within the East Ukrainian Village area of Chicago’s West Town, 1611 West Division provides immediate access to a walker's paradise, boasting a walk score of 99. Excellent transit connections elevate its desirability for those who prioritize mobility and accessibility, with a transit score of 77. Nearby schools include Pritzker Elementary School and Wells Community Academy High School, adding to the community infrastructure.

The building's position on Division Street situates residents at the heart of a vibrant neighborhood known for its lively arts scene, cultural corridors, and diverse retail and dining options. This vibrant community life complements the building’s modern urban living ethos.

With its combination of thoughtful design, sustainable transit focus, and comprehensive amenities, 1611 West Division stands out as a model of contemporary urban apartment living in Chicago. It represents a pioneering approach to integrating residential life with public transit and community culture, setting a standard for future developments in the city.

Overall positive experience.
What did you like most?
Great rooftop.
What did you like least?
Apartments only so the tenants don't care as much as they would if owners were involved (ie. trash in the hallways or left outside of the trash shoot).

The rooftop is phenomenal and the location is really convenient. Even though it is brand new, it feels that the building was made cheaply, and we've had a few issues with some of our appliances and electrical/water that you wouldn't expect in a new building. The new building management is better than the old, but it is hard to get in touch with them after 5pm which is frustrating when something occurs "after hours" that you need addressed. They are also quick to hit you with fines for things that seem unnecessary (such as locking in your keys during the day when they are sitting downstairs and can let you in).
What did you like most?
The location (right above blue line and access to bus lines) and the deck
What did you like least?
The management's "response" time of essentially ignoring you

Fantastic. New building with good amenities. Workout facility could have been built bigger. Rooftop view is phenomenal (could use WiFi access up there though).
