Austin Apartments for Rent: 2026 Guide

Frequently Asked Questions

The lowest market-rate rents in Austin are typically found in outer neighborhoods like far North Austin and outer East Austin, where studios can sometimes be found for $950–$1,100 per month. These areas generally require a car and have longer commutes to central employment hubs. As of 2026, sub-$1,000 apartments are rare in Austin's market but do exist for smaller units in less central locations.
In 2026, average rent in Austin ranges from about $1,100–$1,300 per month for a studio to $1,400–$1,600 for a one-bedroom and $1,800–$2,600 for a two-bedroom, depending on the neighborhood. Downtown and East Austin command the highest prices, while Hyde Park, Mueller, and North Austin offer more value. These figures reflect base rent only — parking, utilities, and pet fees can add $150–$400 per month to your total cost.
The best approach is to match a neighborhood to your specific lifestyle priorities rather than avoiding areas categorically. Renters who rely on public transit or prefer walkability should focus on central neighborhoods like Downtown, East Austin, or South Congress, as outer areas of the city require a car for most daily needs. Visiting any neighborhood at different times of day before committing to a lease is always the best practice for any renter.
Using the standard guideline of spending no more than 30% of gross income on housing, a renter paying $1,500/month for a one-bedroom apartment should earn at least $60,000 per year. For two-bedroom units or premium neighborhoods, a household income of $75,000–$90,000 is more realistic. These figures should account for total housing costs including utilities, parking, and fees — not just the base rent listed online.
Yes, the majority of Austin apartment communities are pet-friendly, though policies vary widely. Most properties charge a combination of a refundable pet deposit ($300–$600), a non-refundable pet fee ($150–$400), and monthly pet rent ($25–$75 per pet). Weight and breed restrictions are common, so confirming the full pet policy before applying is essential. Neighborhoods like South Congress, Mueller, and East Austin are particularly well-suited for pet owners due to their green space and dog park access.
Connecting with a local Austin apartment expert is the best & fastest way to find apartments in Austin. You'll get access to all the current rent specials in Austin, get a custom list of recommended buildings (some of which you might not even know about), and sign your next lease with confidence.
Apartment policies regarding AirBnB change frequently, so for the most accurate list, we recommend reaching out to one of our Locators for the most up-to-date information.
It is best to start looking for apartments in Austin 10 weeks before your move-in date. 10 weeks will allow you to see all of the inventory available, and also give you plenty of time to tour units and consider your options.
Apartment listing websites can be great for preliminary research, but working with a Locator allows you to ask questions, get personalized suggestions, find buildings you might not have found on your own, find the best rent discounts, and ultimately sign a lease in a place that you love with zero stress and absolute confidence.

Moved In Jul 2024
Overall, I’ve had a good experience. The leasing agent was quick to respond while I was in the process of getting my lease signed. Once the lease was signed she was less helpful. 2 months later I’m still waiting on my service animal paperwork to be approved and waiting to be refunded $500+ for that. In move in day they just handed me my keys and didn’t really provide any additional details about the building. The unit itself is great. There were a few minor repairs that needed to be made upon move in but maintenance was quick to respond. The amenities are pretty good. They could just be maintained a little better. The package room is terrible. The lockers don’t work and there are no security cameras. I’ve already had packages stolen. The best part about the apartment is the location. Conveniently located right next to target and Whole Foods. There are plenty of restaurant/bars/nightlife in close walking distance.
What did you like most?
Prime location!
What did you like least?
Some of the common area could be kept up better. Leasing agent/office staff could be more helpful.
