Chicago Apartment Rentals

Frequently Asked Questions

Average rent for Chicago apartment rentals varies significantly by neighborhood. Citywide averages run approximately $1,575/month for a studio, $1,900 for a one-bedroom, and $2,350 for a three-bedroom. Premium neighborhoods like the West Loop and River North push one-bedroom rents above $2,300/month, while areas like Pilsen and Rogers Park offer one-bedrooms closer to $1,400–$1,600/month.
Yes, pet-friendly Chicago apartment rentals are widely available, though they typically carry a non-refundable pet fee of $200–$500 and monthly pet rent of $25–$75 per animal. Larger buildings in neighborhoods like Lincoln Park, Lakeview, and the West Loop are most likely to accommodate pets. Working with a locator who can filter by pet policy saves significant time in the search process.
The West Loop, Wicker Park, and Logan Square consistently rank as top Chicago apartment rental destinations for young professionals. The West Loop offers proximity to Fulton Market tech and finance employers; Wicker Park and Logan Square provide a balance of transit access, restaurant density, and one-bedroom rents that are $400–$600 lower than downtown corridors. All three neighborhoods have strong Blue Line or Green/Pink Line connections.
No-fee Chicago apartment rentals — where the renter pays no broker commission — are most efficiently found through a licensed apartment locator service, where the building pays the broker's fee directly. Large professionally managed buildings in River North, the West Loop, and South Loop frequently offer no-fee leasing as standard practice. Searching directly on building management company websites can also surface no-fee listings not always posted on aggregator platforms.
The standard Chicago apartment rental application requires a government-issued ID, proof of income (typically pay stubs or an offer letter showing income at least 2.5–3x monthly rent), and consent to a credit and background check. Most applications carry a non-refundable fee of $50–$75. Under the Chicago RLTO, landlords must provide a summary of the ordinance with the lease, and applicants have specific rights regarding how their personal information is used and stored.
Connecting with a local Chicago apartment expert is the best & fastest way to find apartments in Chicago. You'll get access to all the current rent specials in Chicago, get a custom list of recommended buildings (some of which you might not even know about), and sign your next lease with confidence.
Apartment policies regarding AirBnB change frequently, so for the most accurate list, we recommend reaching out to one of our Locators for the most up-to-date information.
It is best to start looking for apartments in Chicago 10 weeks before your move-in date. 10 weeks will allow you to see all of the inventory available, and also give you plenty of time to tour units and consider your options.
Apartment listing websites can be great for preliminary research, but working with a Locator allows you to ask questions, get personalized suggestions, find buildings you might not have found on your own, find the best rent discounts, and ultimately sign a lease in a place that you love with zero stress and absolute confidence.

Overall I enjoy the location. Close to Gold Coast & Old Town Scene. Nearby gyms, yoga studios, restaurants, CTA and train, etc. All within walking distance.
What did you like most?
So much sunlight in my new apartment. Pool on roof. Nice doormen. Accessible staff for fixes & maintenance. Driveway for cars to pull up. Spacious studio - almost acts like a convertible.
What did you like least?
The building was built in the 70s, so it's a bit older. It would be nice to renovate certain things (outside windows), update pool deck, etc. From time to time I can hear the people/noise from the bars on Division. I'm on floor 11 of my building but can still hear sirens or loud noises. The temperature can get very hot or very cold, depending on the season.
