Denver Apartments: Find Your Perfect Rental in 2026

Frequently Asked Questions

The average rent for a one-bedroom apartment in Denver is approximately $1,700–$1,900 per month as of 2026, though prices vary significantly by neighborhood. Studios average closer to $1,300–$1,500, while two-bedroom units typically run $2,200–$2,800. Newer construction buildings and high-demand neighborhoods like Cherry Creek and RiNo sit at the top of those ranges.
Capitol Hill, West Colfax, and Baker are among Denver's most budget-friendly neighborhoods for renters. One-bedroom apartments in Capitol Hill can be found for $1,300–$1,600 per month, often in older buildings with more square footage than comparably priced new construction. These areas also have high walkability scores, which can reduce transportation costs and offset the lower rent.
Yes, many Denver apartments allow pets, though policies vary widely. Most buildings that accept pets charge a one-time pet fee of $200–$500 plus a monthly pet rent of $25–$75 per animal. Larger apartment communities and newer buildings tend to be more pet-friendly, and some even offer on-site dog runs or grooming stations. Always confirm breed and weight restrictions directly with the leasing office before applying.
The best Denver neighborhood for a renter depends on their priorities. RiNo and Capitol Hill are top picks for walkability and urban energy. Cherry Creek suits renters who prioritize upscale amenities and retail access. Highlands (LoHi) offers a strong neighborhood feel with excellent dining. Stapleton/Central Park works well for renters who want more space and a quieter environment while staying within the city limits.
At $2,000 per month in gross income, the standard 30% guideline puts your target rent at around $600/month—well below Denver's market average. Most Denver landlords require income of 2.5 to 3 times monthly rent, meaning a $1,300 studio would require roughly $3,250–$3,900/month in income. Renters earning $2,000/month may need to consider roommate arrangements, income-combined applications with a co-signer, or neighborhoods on Denver's outer edges where rents are lower.
Connecting with a local Denver apartment expert is the best & fastest way to find apartments in Denver. You'll get access to all the current rent specials in Denver, get a custom list of recommended buildings (some of which you might not even know about), and sign your next lease with confidence.
Apartment policies regarding AirBnB change frequently, so for the most accurate list, we recommend reaching out to one of our Locators for the most up-to-date information.
It is best to start looking for apartments in Denver 10 weeks before your move-in date. 10 weeks will allow you to see all of the inventory available, and also give you plenty of time to tour units and consider your options.
Apartment listing websites can be great for preliminary research, but working with a Locator allows you to ask questions, get personalized suggestions, find buildings you might not have found on your own, find the best rent discounts, and ultimately sign a lease in a place that you love with zero stress and absolute confidence.

Enjoy it a lot, area is fantastic and the unit itself is so nice. Move in was a little rough with parking and then assigning a spot that someone already had. Overall I really like the building.

Aside from management being hard to get in touch with prior to/during moving, I’ve had no issue

Moving in was a disaster. Management was not clear in their instructions. Promised concessions took weeks and many discussions to receive. Little to no new-resident info. If management is in their office calling is the best bet to get something done. It takes weeks for them to respond to an email or voicemail. The unit itself is great. Large kitchen, large bathroom and closet. Balcony for fresh air. Great location in the city....once COVID is over. People are friendly, although inside the elevator or walking the dog, you don't see many people. Once I got past the move-in issues, it's been wonderful.
What did you like most?
Great AC, In-unit Washer & Dryers, balcony, large kitchen.
What did you like least?
No nearby parks. Management is friendly but made a ton of mistakes and errors during move in, and are constantly busy so requests go unanswered for long periods of time.
