Denver Apartments for Rent

Frequently Asked Questions

The average rent for a Denver apartment varies by unit size: studios average approximately $1,202/month, one-bedrooms average $1,442/month, two-bedrooms average $2,126/month, and three-bedrooms average $3,026/month, according to current market data. Rents differ significantly by neighborhood — LoDo and RiNo command premiums, while Capitol Hill and parts of East Denver offer lower price points. Elevated vacancy rates in 2024–2025 have also created room to negotiate move-in concessions that reduce effective monthly costs.
Denver is currently a relatively favorable market for renters compared to its 2021–2022 peak. A construction boom added thousands of new apartment units to the metro, pushing vacancy rates above 8% in late 2024 and prompting many landlords to offer concessions such as one to two months free rent. That said, desirable units in high-demand neighborhoods like RiNo and LoHi still lease quickly, so renters should be prepared to act within a few days of finding a unit they like.
Denver rent prices have softened meaningfully since their 2022 peak, with average rents declining or holding flat in most submarkets through 2024. The primary driver is a significant increase in new apartment supply — particularly luxury and mid-range units in the downtown core and along transit corridors. While list rents have not dropped dramatically in absolute terms, effective rents (after move-in concessions) are notably lower than advertised prices, giving renters more real purchasing power than the headline numbers suggest.
Among established Denver neighborhoods, Capitol Hill, Barnum, Westwood, and Montbello consistently offer lower average rents compared to the city's urban core. Capitol Hill one-bedrooms can be found in the $1,200–$1,400 range, and the neighborhood is well-served by bus lines. Further from downtown, Aurora and Lakewood — both within the greater Denver metro — offer additional options at lower price points, often with newer construction and easier parking, though commute times to central Denver increase accordingly.
Yes, many Denver apartments allow pets, but policies vary widely between buildings. Some communities impose breed or weight restrictions and charge monthly pet rent of $50–$100 per animal plus a non-refundable pet deposit of $200–$500. Neighborhoods like Washington Park and Stapleton/Central Park are particularly well-suited for pet owners due to nearby off-leash parks and green space. Working with an apartment locator who knows which specific buildings have no breed restrictions can save significant time compared to filtering generic listing sites.
Connecting with a local Denver apartment expert is the best & fastest way to find apartments in Denver. You'll get access to all the current rent specials in Denver, get a custom list of recommended buildings (some of which you might not even know about), and sign your next lease with confidence.
Apartment policies regarding AirBnB change frequently, so for the most accurate list, we recommend reaching out to one of our Locators for the most up-to-date information.
It is best to start looking for apartments in Denver 10 weeks before your move-in date. 10 weeks will allow you to see all of the inventory available, and also give you plenty of time to tour units and consider your options.
Apartment listing websites can be great for preliminary research, but working with a Locator allows you to ask questions, get personalized suggestions, find buildings you might not have found on your own, find the best rent discounts, and ultimately sign a lease in a place that you love with zero stress and absolute confidence.

The building is nice. It's pretty quiet. No partying neighbors. The Valet trash deal is pretty rediculous and can make the hallways smell at times. They should get rid of it and tenents should just walk it to the trash shoots that are on every floor anyways. The gym is decent, clean and new equipment, it lacks a few items but if you are looking for a serious gym then you should join one. The community room is on 5th floor and is really nice. Rino neighborhood is booming with breweries, restaurants, and shops so there's some cool stuff around. Quick jump to the highway is also a plus. Overall a nice building with relatively quite surroundings for a city. I would recommend living here.
